Challenge
Headquartered in the United States, International Paper is the world's largest paper and forest products company. Their business includes paper, packaging, and forest products. The company, which had a plant in El Paso, Texas, needed to open a plant to distribute cardboard products in Ciudad Juarez, as several of its clients in the Mexican side of the border required that the company located closed to them in order to speed delivery and logistics.
One essential requirement was that the new plant could be gradually expanded by modules as needed. To add to the challenge, International Paper needed to find suitable space in Juarez right away to face its obligations.
Solution
TeamNAFTA.com professionals investigated and presented several options to the company. After several rounds of negotiations and once that all alternatives were reviewed, there was no building in the market that satisfied the requirements for International Paper. In particular, none of the buildings could be expanded by adding modules as the company required.
To solve this challenge, TeamNAFTA recommended a build-to-suit facility. Before the completion of the building, he was able to get three months of temporal space at a 64,000 SF facility. Following this three month period, International Paper moved to their brand new 34,000 SF facility, which was expanded to 45,000 SF after a month.
