Challenge
Headquartered in Los Angeles, CA, Kent H. Landsberg is a leader in packaging, janitorial and shipping supplies services. In November 2004, the company needed to expand its warehousing space in Cd. Juarez from 30,000 to 90,000 SF in order to fulfill a new client requirement. The main challenge was to find an existing building that satisfied the specific requirements that the warehouse and distribution center required. At that time, none of the spec buildings in the market fulfilled those requirements. To add to the challenge, it was critical for Landsberg to locate close to their existing location, minutes away from the Zaragoza international bridge. This challenge was handed out to Eduardo Cinco given his extensive experience in this type of projects.
Solution
Given that none of the existing buildings had the required characteristics, Eduardo opted for a build-to-suit facility that complied with the specific requirements from Kent H. Landsberg. He positioned the requirements to solicit the most aggressive developers in Mexico to compete for the construction of the build-to-suit warehouse and distribution center. Eduardo negotiated temporal warehousing space allowing Landsberg to continue with its operations while its build-to-suit facility was completed.
End Result
The TeamNAFTA.com team was able to secure the 89,032 SF Prologis building for five years, negotiating the lowest rent possible for Landsberg. Eduardo secured additional space within the same site, allowing for a possible future expansion of the warehouse and distribution center. Due to Eduardo’s efforts, Lansberg was able fulfill its client requirement on time, occupying a world-class facility at a benchmark lease rate.
