Challenge

Monarch Litho Inc, a California-based printing company was interested in expanding their operations by opening a state-of-the-art 175,000 SF facility. The challenge was to find rail-served property since Monarch had huge amounts of paper shipped in, and they needed to save money on their shipping costs. The company wanted to have the best financing and incentive package available. Anthony Mash, one of our senior members of the TeamNAFTA.com office in El Paso, Texas, took the leadership of this demanding project.

Solution

Originally, Monarch was considering sites in El Paso, Texas, but only a few sites existed that fit their needs, which forced the company to expand its search to nearby states. Anthony was able to find a first-rate 12 acre tract of rail-served land in Santa Teresa, New Mexico. This site provided Monarch with superior access to railroad and trucking. Anthony was able to negotiate with the State of New Mexico to secure the financing terms the company required through an Industrial Revenue Bond and an attractive incentive package.

End Result

Monarch Litho is in the process of building a state-of-the-art printing facility with a high speed web offset press, which will be the only one in this region. The plant, which will house fully electronic pre-press equipment and in-house bindery services, will contribute to the Development of Santa Teresa community by creating jobs and expanding the industrial base.
