Professional Experience

Christian is one of the most active industrial real estate professionals in Mexico and the U.S. border region, focusing on corporate tenant representation and advisory services.  He joined TeamNAFTA in 2002 after moving from San Francisco to El Paso.  Since then he has worked on lease and sale transactions in all of the major manufacturing markets across Mexico.  In January 2008 Christian became Managing Partner of TeamNAFTA and oversees the firm’s business strategy and day-to-day operations.

In addition to being an expert on Mexico’s industrial real estate market, Christian has also developed an excellent understanding of the key trends impacting investment decisions in Mexico, such as the increasing focus on Mexico from institutional investors and developing trends in the transportation and logistics field.  These areas of expertise allow Christian to advise both experienced multinationals and companies moving south of the border for the first time on opportunities in Mexico.

Over the past three years Christian has worked on well over four million square feet of industrial real estate transactions in Mexico and the United State.

Case Studies

Cd. Juarez
VienTek is a key player in the growing wind energy business, manufacturing blades for Mitsubishi’s wind turbines.  In 2004 VienTek started to explore options for growing their footprint in Mexico beyond the initial plant in Cd. Juarez.  After an in-depth search of all options, including a new location in central Mexico, a new plant in Cd. Juarez, VienTek decided to expand their existing building and renew their lease.  Christian was able to negotiate a lease with flexible future expansion options to meet their growing requirements.

In 2006 VienTek closed on some new contracts requiring additional manufacturing space in Cd. Juarez.  Again, Christian worked hand-in-hand with VienTek to explore all options in the market.  In 2007 VienTek signed a Build-to-Suit agreement to add another 123,000 SF to their Cd. Juarez campus with future expansion options to triple the size of this building.

San Luis Potosi
Dana Corporation is one of many automotive suppliers with an increasing presence in Mexico.  Christian and his team were hired to assist with the location of a manufacturing facility in San Luis Potosi for their Hose and Tubing Products division.  By leveraging Dana’s key position in the automotive industry, Christian and his team were able to negotiate the lowest cap rate on a build-to-suit project in Mexico that year.

Client Testimonials
“It is with great please that I write this letter of recommendation. . . . Christian Perez Giese did an outstanding job in representing MSL in its leasing of over 300,000 square feet of manufacturing space in Reynosa, Mexico.  It was a challenging project, given the term, occupancy date and tenant improvements involved.  The tenant representation services preformed by the CBRE team during this project, including lease negotiations, resulted in a transaction that exceeded our expectations.”

”As we pursue other business in Mexico . . . I am confidant you will represent us using superior negotiating skills and comprehensive market knowledge without any conflicts-of-interest whatsoever.  I look forward to a long and mutually rewarding relationship with you . . . and the CBRE network.”

“Recently Dana had a need for a new manufacturing location in San Luis Potosi, Mexico.  We engaged . . . CB Richard Ellis to obtain build to suit/leaseback proposals from real estate developers. . . . (Robert Duncan) as well as his collogue Christian Perez who also was very instrumental in the success of this project always put forth a very professional attitude and represented us in a very business like manner.”

“I would highly recommend . . . CB Richard Ellis for any projects you may be considering in Mexico and the US Border cities.”
